Pine Bluff and Willow Creek apartment communities receive a makeover totaling over $4 million
Kingsford, MI – October 1, 2021 – PK Companies, a family-based real estate firm in Okemos, MI, is investing over $4 million in the rehabbing of Pine Bluff Apartments in Kingsford, MI and Willow Creek Apartments in Escanaba, MI.
Construction began in early July. The projected completion date of the construction will be in October or November.
The rehab project entails installing new hardwood plank flooring, cabinets, countertops, light fixtures, appliances, air conditioners in units without, tubs, vanities, toilets, doors, trim, siding, and windows, as well as painting. Oakwood Construction out of Okemos, MI was hired for the construction work.
The new construction will achieve Enterprise Green status. According to their website, “Enterprise Green Communities, the standard for sustainable futures, is the nation’s only national green building program designed explicitly for green affordable housing construction.”
The project will use funds awarded from the IRS Low Income Housing Tax Credits (LIHTC) Program.
Residents are staying with friends or family during the construction, or are staying at a provided hotel room.
Pine Bluff is an affordable rural development property with 56 units. It consists of four buildings with one- and two-bedroom apartments, two stories high. It was built in the early 1980s. Each floorplan offers generous living space along with a fully equipped kitchen. Patios and/or balconies are included with the units. Property amenities include parking, laundry facilities in each building, a large, grassy area with a playground, and 24-hour maintenance services. It is a smoke-free community as well. Water, sewer and trash are free to residents. Rents are based on income and Section 8 vouchers are accepted. A barrier-free and rental subsidy waiting list is available.
The Willow Creek community is also an affordable rural development property with 56 units. The two one-story buildings consist of one- and two-bedroom apartments designed for persons 62 years of age or older and disabled of any age. The community room offers the opportunity to play bingo or do puzzles, watch the community HD TV, meet with friends and family, and take care of laundry needs. Amenities also include parking and laundry facilities in each building. Rental rates based on income begin at $485.00. The community, built in the early 1980s, is now smoke-free. Heat, water, sewer, and trash are free to residents. Rents are based on income and Section 8 vouchers are accepted. A barrier-free and rental subsidy waiting list are available.
Ann Young, Area Director for PK Companies and both apartment communities said, “Residents are looking forward to the planned improvements. Many currently do not have air conditioning and are grateful for this addition. The improvements will upgrade the energy efficiency of both properties, reducing expenses. Energy-efficient appliances, light fixtures, and water-saving devices will be installed to reduce costs.”

The Pine Bluff and Willow Creek Apartments project is part of a larger development project with a total of 12 properties scattered throughout Michigan. The total construction cost for all 12 will be approximately $25,000,000.
